New Law Affecting Arizona Builders?

I receive alot of emails from people that are out-of-state and want to know if they should invest in real estate in Arizona.  Silly question - I'm a real estate agent,...of course you should buy real estate in Arizona!  But last weekend, I received an email with a little different question than I normally get.  The email was from someone in California that was considering investing in Arizona real estate.  This person had heard from 2 different people in California that Arizona has a new law restricting new home sales to Arizona residents only, and he wanted more information on the law.  Of course, I couldn't help him...there is no such law.  The builders' lobbyists would never allow such a law to be passed, and if they did, I can almost guarantee the Realtor® Associations would step in to prevent it.  And rightly so.  Can you imagine what such a law would do to our market?

I think the confusion stemmed from the fact that last year, most Valley builders were not willing to sell their homes to investors (in-state or out-of-state investors).  But rest assured, this year the builders will sell to any buyer who's willing, able and ready (and they'll probably even sell to buyers who aren't willing and ready, as long as they're able!).  In fact, many builders are offering some unheard of incentives, which they are not doing out of the goodness of their heart, I'm pretty sure!  They have homes they NEED to sell, like yesterday.

Anyway, whoever it is in California that's starting these rumors about Arizona, quit it!
