BlogArizona.com Among Top Real Estate Blogs

BiggerPockets.com recently put together a list of the Top 35 Real Estate Blogs, and of course, BlogArizona.com was on the list!  BiggerPockets.com considered real estate blogs for their Top 35 list based on several factors including frequency of updates, as well as how unique, timely and relevant the blog's content is.

Considering the thousands of real estate blogs that are out there, BlogArizona.com considers this an honor!  But being named as a top real estate blog is not new to BlogArizona.com.  Not only was BlogArizona.com one of the first real estate blogs in Arizona, but it has consistently been listed among the top blogs and real estate sites.  So whether your buying, building, selling, renting or just want to learn a little about Arizona, be sure to come back to BlogArizona.com regularly!

Maricopa County Residents Get Prescription Discount Card

I recently recorded a document with the Maricopa County Recorder's Office, and when they mailed me back my paperwork, they also included a Maricopa County Prescription Discount Card for my entire family.  Who knew that Maricopa County had a free prescription discount program for all residents!  This prescription discount program is offered by Maricopa County in partnership with the National Association of Counties (NACo), and administered by a Scottsdale based company called Caremark Rx, Inc.

It's not insurance, simply a discount on prescriptions for the entire family, and it can even be used for some pet medications that are available at pharmacies!  The discount card cannot be used with your insurance, in fact it may only be used when the prescription is NOT covered by insurance.  The card is supposedly good at 8 out of 10 pharmacies nationwide, and well over 90% of the pharmacies in Maricopa County.  The average savings is said to be about 20% in-store, or 50% if you order a 3-month supply through the mail service program.  The card says, "There are no restrictions and no limits on how many times you may use your card."

If you want one of these prescription discount cards, there are several places you can pick one up.  You may obtain more information about the Maricopa County Prescription Discount Card Program by visiting the Maricopa County website, or by calling 1-877-321-2652.

Maricopa County Sheriff Says No to Kool-Aid

Maricopa County Sheriff Joe Arpaio is in the news again.  This time, he's being criticized for taking kool-aid away from his inmates, leaving them with only one beverage choice - water.  That's right, kool-aid, or "bug juice" as the inmates call it, will no longer be available in Sheriff Joe's jails.

Sheriff Joe says that kool-aid is an extra with no nutritional value, and that his 10,000 inmates do not need it while they're in jail.  Sheriff Joe began phasing kool-aid out this past July.  He estimates that his new policy will save Maricopa County taxpayers $43,000 per year.

Real Estate Professionals Get Scammed Too

Unfortunately, the public is not surprised when they hear a story about someone getting scammed in a real estate deal.  In many cases, I'm ashamed to say, a dishonest real estate agent is involved.  But lately, I have also seen many instances where the real estate professional is the one being scammed.  For example, not too long ago in Arizona and New Mexico, there was somebody claiming to be associated with the rock band Lynyrd Skynyrd.  Apparently, he wanted to buy several very expensive houses.  He was asking real estate agents to arrange and pay for hotels and pay for meals while they put contracts together.  He put several houses under contract but never went through with the deals.  The Arizona Department of Real Estate put out this April 19th Bulletin on it.  It cost not only the real estate agents' time and money, but it damaged several sellers who wasted time (and time is money, especially in real estate!) taking their homes off the market for no reason.

I also regularly receive real estate agent specific solicitations from businesses trying to scam me into buying this or that.  I don't mean advertisements, I mean the kind of solicitation that attempts to "trick you" into buying something without really letting you know what you are agreeing to.  But until now, I had not heard of any scams that singled out home inspectors.  Below is an email that my home inspection company, Homewerx Home Inspections, recently received from someone that I consider to be among the dumbest con artists around.  For your amusement, I copied and pasted the email below:

"Hello,

I have  client who wants to purchase a house in mesa,Arizona.I want the services of your company to inspect 9 houses for my client before making a final choice on which one to buy.He will be paying for the inspection of the 9 houses.I'm a real estate sales representative in london. My client has seen some houses he would want your company to inspect before making a choice of which one to buy.I hope i can count on the services of your company. The 9 houses are above 3001 to 3500 Square feet each with a swimming pool.He has also promised to pay for your flight ticket if need be.My client will be making his payment using Home equity line of credit account no other mode of payment is accepted by him.
Get back to me as soon as possible with the cost of services for the 9 houses and your full details of your home equity line of credit account to enable him make the payment into your account.Like i said ealier no other mode of payment is acceptable by my client for security reasons.
I need your home equity line of credit account details / heloc details to enable my client make the payment. Thanks for your trust and understanding.I hope to get the best services  from your company. My cell phone number is below feel free to call me at your disposal for any clearification or you send me an email. Thanks and God bless.

"

So, let me analyze this.  I got an email from some guy I don't know, who can't write, that wants me to send him my home equity line of credit account number.  And the only phone number given is in Europe.  Well, I don't want to waste my money on a long distance call so I'll just forward him all of my account details by email...NOT!

Okay "Gerry", put the crack pipe down for a minute.  Does "Gerry" really expect people to 1) believe someone this stupid has the money to buy 9 houses, and 2) email him their home equity line account numbers?  And how hard up for business would someone have to be to even consider this?  First of all "Gerry", my company accepts cash, check, money order, VISA or MasterCard.  That's it.  For an additional fee, we will gladly bill escrow for most clients, but not for "Gerry"!   I consider our payment options to be pretty flexible, but no HELOC option - sorry!  And assuming I had one, I would never allow any Client to transfer money into or out of my personal home equity account (HELOC).  Besides the obvious stupidity of giving out the account number, it would be co-mingling business and personal funds, which is not how my company or any other legitimate company operates.  Sorry "Gerry"!

So the moral of the story here is never trust anything you receive by email.  In a normal day, I receive several hundred emails, and my spam filter deletes several hundred more.  Most of the ones that do get through to me are deleted without being opened.  Because of virus and spyware risks, I don't open emails unless they are from someone I know.  Remember, scam artists are everywhere, especially in your email inbox!

Small Business Links & Resources for Entrepreneurs

The last few weeks have been truly crazy so I haven't had much time to blog.  Crazy means busy, and that's a good thing in business but bad for blogging!  The real estate market in my area is becoming much more normalized and is fairly busy, as it should be in August.

I have noticed that BlogArizona.com has seen more traffic from small business related searches than normal.  So here is a link to a great blog I found with a wealth of small business resources: WorkHappy.net.  It has reviews on a variety of the "killerest" products and services for entrepreneurs.  Most of the reviews focus on software and technology type products and services, but you can also find information on invoicing software and services, productivity software, etc.  This site also has great links to all kinds of business and marketing information called "Happy Links".  Enjoy!
