New Arizona Developments - West Valley

The West Valley is growing extremely fast and very quickly will support the majority of the Valley’s overall population, and eventually will provide a large part of the Valley’s entertainment and business growth.  See attached photos of West Gate City Center.  500,000+ square feet of retail, entertainment, dining and office will debut at the end of 2006.  This is the first phase of a 6.5 million square foot master-planned new city.

The $25 million Grand Avenue underpass project, under Glendale Avenue, will open on July 3, 2006 ending a 2-year construction project.  Several key intersections were redesigned to eliminate bottlenecks caused by six-point traffic signals next to a railroad.  It’s going to be much easier to get to, through and around downtown Glendale.  A trip from downtown Glendale to downtown Phoenix will require only 12 minutes.  This was the last and largest of the five-year, $100 million modernization of seven intersections on Grand in Glendale, Peoria and Phoenix, which is all a part of the Grand Plan.

Residential builders are beginning new development in central Glendale:

  • 60 semi-custom homes planned at Glendale and 87th Avenues.
  • A new community is being proposed at 73rd Avenue and Glendale.
  • 60+ lofts are planned on two different sites adjacent to City Hall.  Construction is scheduled to begin in September 2006.  Prices start in the mid-$200,000’s, and the size ranges from 900 to 1,900 square feet at the following locations:
         • 58th Avenue between Myrtle and Palmaire Avenues.
         • 56th Avenue between Glenn Drive and Palmaire.

Several new commercial projects are underway or imminent:

  • Southeast corner of Glendale and 83rd Avenues, a commercial office complex is planned.
  • Northeast corner of 91st and Glendale Avenues, the city is working with Wells Fargo on a two and three-story office building that will have about 250 employees.  This will reportedly act as their West Valley hub for their banking operation and training for new bank employees.
